In the past 10 days, three of my buyers have been outbid. That’s right—three. We toured homes that matched their criteria almost perfectly: the right number of bedrooms, the ideal location, the right price, and the square footage. Everything lined up. We toured, discussed offer details, and strategized. I made calls, gauged the interest of the competing buyers, and reconvened with my clients. We sent out our highest and best offers, and despite all that—they were still outbid.

The kicker? While these homes were flying off the market, the agents from the other homes we toured started calling me back —with reverse offers, incentives, floorplans, and renderings. My clients just weren’t interested.

It’s time to pivot.
